Mumbai: There are less chances of being cheated while buying a house now.

If a builder promises basic facilities at the time of purchase and does not provide it later, he can face arrest.

Now, one can take the builder to task if he doesn't provide the promised basic amenities.

Last week Muktinath Sharma, the builder of Usha complex was arrested by the Mumbai police. The police action came after a complaint filed by one of the residents of this complex.

They alleged that Sharma collected over one crore rupees from residents for basic amenities like water and power connection. And which, haven’t been provided.

Sharma has been charged with cheating and criminal breach of trust.

Apart from water and power, residents have not even been provided with a lift in the 7-storied building. There is no drainage system either.

"He did not provide basic facilities like electricity meter, lift and flooring. That's why we arrested him," police inspector, Bhandup, Mumbai Gangaram Walvi said.

"When we took possession of the flat, the builder told us that he would fix the connection within eight days," S G Bagve a resident of Usha complex said.

"It's been almost 2 years now and nothing has been done."

The builder is now out on bail. But on the condition that he would provide all the amenities within 45 days.
